Why maintenance intervals in Pakistan differ from the manual

Equipment manuals assume stable mains, filtered air and moderate ambient temperature. Buildings in Karachi, Lahore and Islamabad deliver none of those: repeated power interruptions, voltage drift, shaft-head temperatures above 45 °C in summer, cement dust from continuous construction, coastal salt in Karachi, smog particulate in Lahore and monsoon water in pits. The standards a lift is maintained to do not change — EN 81-20/50, EN 81-28 for alarms, EN 115-1 for escalators — but the frequency of cleaning, brake and door attention, and battery replacement does. The schedule below is the one our engineers run on Pakistani sites.

Monthly preventive visit

Each month: ride the lift at every floor and record levelling accuracy, door open/close timing and any vibration or noise change; test door interlocks and re-opening device; check car and landing fixtures, lighting and emergency light; test the emergency alarm and intercom; test ARD rescue operation and record battery terminal voltage and charger output; inspect the machine platform, brake and encoder for dust build-up and clean them; check rope condition visually and rope equalisation; confirm pit is dry, pit stop switch and pit lighting work; vacuum the controller cabinet filters and verify cooling. Log readings so trends become visible before failures do.

Quarterly tasks

Every quarter add: brake pad thickness and clearance measurement with adjustment to the manufacturer's figures; guide-shoe liner wear check and lubrication of rails per the specified method (dry rails where the design requires it — over-oiling causes slippage complaints); door operator belt or chain tension, roller and sill cleaning; speed governor jaw and rope-grip inspection; safety-gear linkage free-movement check; buffer inspection for oil loss, deformation or corrosion; travelling-cable end and shaft-wiring termination check; earthing continuity measurement; and a recorded voltage log across a working day at the lift panel.

Annual and statutory tests

Annually: full load test, safety-gear and overspeed-governor trip test, brake performance test at rated load, final-limit and terminal-slowdown verification, ARD full rescue test at load, rope inspection against EN 12385-3 and EN 81-20 discard criteria (broken wires per lay, diameter reduction, corrosion, lay distortion), door-lock strength check, and re-verification of drive parameters against the commissioning record. Issue certificates and keep them in the building's lift file alongside the original compliance dossier for PEC and insurance purposes.

Local measures that prevent most callouts

Seal shaft openings during any finishing or renovation work and cover the machine — abrasive dust on brake pads, encoder discs and heat sinks causes a disproportionate share of faults. Treat the ARD battery as a consumable with a two to three year replacement plan rather than a fit-and-forget item. Install a stabilizer or AVR and surge protection at the lift feeder where voltage drifts. Before monsoon, prove the pit sump and pump and close any water path from the shaft head down the rails. In coastal Karachi add a salt-corrosion check on rail fixings, ropes and sheet-metal enclosures. Keep shaft-head ventilation actually moving air in summer.

Escalators cost more per unit than passenger lifts because of step-chain, handrail and comb maintenance. Multi-car buildings attract per-unit reductions. Final pricing depends on equipment age, brand, usage intensity, spare availability and response commitment, so a survey precedes any quotation.

When maintenance stops being the answer

If a lift is over roughly 15–20 years old, spare parts for its controller are scarce, ride quality has degraded despite alignment work, or door faults recur weekly, modernization is usually cheaper over five years than continued repair. Typical modernization scope is controller and drive replacement, door operator, fixtures, and where required machine or rope replacement, while retaining shaft, rails and structure — bringing the installation up to current EN 81-20/50 expectations at a fraction of full replacement cost.
